"Title Insurance" means insuring, guaranteeing or indemnifying owners of real property or others interested therein against loss or damage suffered by reason of liens, encumbrances upon, or defects in the title to said property, and the invalidity or impairment of liens thereon, or doing any business in substance equivalent to any of the foregoing in a manner designed to evade the provisions of this Act. (Texas Title Insurance Basic Manual, Sec 1, Art. 9.02., a)

How to order a Title Policy - Upon request to our company for a Title Policy, the following information may be required:

Kind of Policy (Owner's or Mortgagee's)
Who is to pay the expenses.
Abstract information - Acreage and Survey Name & Number, or Subdivision and Lot & Block
Seller (Borrower) information including spouse name, address, and phone number
Buyer information including spouse name, address, and phone number
Lender name, address, and phone number, if applicable.
Amount of loan, if applicable.
Name of trustee, if applicable.

Title Examination - The search and examination of a title to determine the conditions of the title to be insured and to evaluate the risk to be undertaken in the issuance of a title insurance policy or other title insurance form. (Texas Title Insurance Basic Manual, Sec IV, Pg. 1, e)

TITLE REPORTS:

A title report is an extensive search of a tract of land beginning with a requested start date until the present. A written report is issued listing transactions recorded in the County Clerk's Records. This report can show recorded transactions of previous ownership of land, minerals, and liens on the property. This is not title insurance or a guaranty and is subject to a title opinion from a legal expert.

PROPERTY OWNER SEARCHES:

A Property Owner Search is a search for information regarding the current owner of the property in question. This includes information such as liens, leases, deeds, & various other transactions of record in the County Clerk's Records. This is not title insurance or a guaranty and should be submitted to an attorney for an opinion.
